About rent 71

​​G & S Swan ATF the Swan Trust trading as "rent 71" purchased their first management rights Nearly 15 years ago.  Glenn and Siv were both working for Qantas at the time and owned a couple of investment properties in Teneriffe QLD.  Our main residence was at the Australian Estates Woolstore and the managers at the time offered to sell us the management Rights business alone and make our unit the new managers unit.  It was a reasonably inexpensive way to enter this industry as we already owned the unit.

Whilst we owned the woolstore, we purchased a small building off the plan called Cube, just up the road in Fortitude Valley.  This was our first off the plan building and a huge learning curve dealing with the pros and cons of a brand new building.   From their we purchased our third building in nearby Masters St Newstead, another off the plan building.

From there things seemed to skyrocket, purchasing 2 more off the plan buildings, Birchgrove and Grassmere, whilst selling all 3 inner city buildings to two buyers.  After we sold Birchgrove and Grassmere to the one buyer, we moved on to doing 5 new buildings at once, Sepi, Ryans Rd, Adie, HQ & Becks.  Adie was 12 months old with the rest being off the plan oportunities.  Somewhere in the middle of all this we also managed Calm apartments in Redcliffe.  

Sepi, Adie & Ryans Rd were all sold in one line early 2010 bringing us back to 2 buildings, HQ and Becks.

We then purchased The Edge Apartments in Chermside in the same street as HQ which made financial and geographical sense.  We also setup  Theodore Apartments in Kelvin Grove along with Hyde Apartments in Teneriffe, back where it all started.  

In 2012 we were aproached with an oportunity to consider the management of a large townhouse complex of 164 townhouses by Philip Usher Constructions, a well known developer who I had wanted to do business with for a long time.  The complex was nearly the same size of all our other current buildings put together.  We somehow made it happen and at the same time sold off all other buildings keeping the banks happy.  I have dealt with many developers and builders over the years, some are life long friends, others not so much.  I had never been so impressed with the professionalism, build quality and honesty of Philip Usher Constructions.  I have not dealt with another developer since.  If I find one of the same standard, I may consider in the future.

Moreton Domain was sold towards the end of 2015 having set it up and managed it over three and a half years and we started our second Usher complex only a few km's away called Warner Outlook consisting of 143 x 3 & 4 bedroom townhouses..

In May 2017, we started another new Usher complex in Bellmere of 96 x 3 and 4 bedroom townhouses called Manor at Piccadilly and will have another complex of approx 150 x 3 and 4 bedroom tounhouses early to mid 2018 in Burpengary.  Stay Tuned.
